Rose Cottage, Dartmouth – 2 bedroom sleeps 4, one standard double and 2 standard single beds, affords truly spectacular panoramic views over the River Dart, Dartmouth, Dart estuary, Darthaven Marina, the Britannia Royal Naval College and upstream towards Dittisham. The stone cottage was built in 1880 in a sought after position, it has private access to Ridley Hill.
We are situated on the sunny side of Dartmouth, the other side of the river is in shade for most of the day. During the Summer the sun is on our garden from late Breakfast to Sunset! Our side of the river has a micro climate with sub tropical plants growing all year round, our neighbour has had a Banana Tree growing in his garden for 13+ years.

Outside there is a patio with a feature anchor table and chairs that enjoy uninterrupted panoramic views and the sun from morning to sunset! The Devon holiday cottage garden also has a second sheltered sun terrace within the front garden, this also enjoys fantastic panoramic views of Dartmouth and the Dart estuary. A great location on the sunny English Riviera.

A. Accessibility
Please note that there are 53 steps down to Rose Cottage from where you park the car on the road. Four of the seven owners of Woodland Terrace are in their 70’s plus one who is retired. One of the 70+ year old owners live on the terrace permanently and goes up and down the 53 steps several times every day. Please consider this point which is raised 5 times on our website and also on the agency websites such as AirB&B, VRBO, Booking.
Dartmouth & Kingswear are built on the sides of a steep valley so when walking on the pavements in the area, you will have to walk up and down hills to get to the x3 ferries, buses, trains, shops, etc.
My wife and I are in our 70’s and are used to the stairs as we visit every month, however I would NOT recommend guests to book our accommodation if you have –
1. Children in push chairs, or
2. Young children who can’t safely walk up and down 53 steps, or
3. People who are not fit enough to walk up/down 53 steps with baggage, or
4. People of a certain age who can’t manage 53 steps.
Please note that Dartmouth / Kingswear is built, in the main, on the side of a steep valley, so most properties have this problem, they just don’t give you pre warning.

Rose Cottage is a river front Dartmouth holiday cottage which is approached via 53 illuminated steps, with handrail, down from Ridley Hill to Woodland Terrace. Most houses in Dartmouth are serviced by a set of steps, but most holiday cottage owners don`t tell you the exact number, we do!
Rose Cottage is the personal Devon holiday home of its owner, it has been superbly refurbished. It sleeps 4 people and is a great location for boating, beach, walking and relaxing holidays, or those wishing to explore Devon, Dartmoor and Cornwall. Rose Cottage is a Devon self catering holiday home which gives you a great base to explore Devon, Cornwall, Dartmoor, the coast and beaches. Their are a considerable number of past times to enjoy such as sailing, beaches, swimming, golf, fishing, walking, National Trust houses and gardens – Coleton Fishacre – D`Oyly Carte family home & garden also Greenway`s – Agatha Christie house & garden, etc.
We have installed a free use unlimited Wi-Fi Wireless Internet Broadband connection to enable you access to the web, deal with your emails, etc. all you have to do is bring your computer, etc. with you. A monitor, keyboard & modem / router is also available in Rose Cottage for you to use with your computer and cables. Broadband set up details are in the Welcome Book and the Network Modem / Router Box 3 Network, usually it should set up automatically, full instructions are in the Welcome Book.
We have also installed a Free Sat / Sky+ satellite dish and twin cables so that you can bring your own Free Sat / Sky+ satellite receiver box, Sky remote control and card with you to use as if you were at home. The flat screen colour TV, a Smart Panasonic CD/DVD player which can also access Netflix if you bring your account number with you, and receives 150+ Free Sat TV channels and a Humax Recorder.
Lounge
The Lounge / Dining Room is spacious and enjoys spectacular panoramic views over the River Dart, Dartmouth, Dart estuary, Darthaven Marina, the Britannia Royal Naval College and upstream towards Dittisham, Devon, through full length patio doors.
There is a large / full height exposed granite chimney breast with an enclosed modern Multi Fuel Stove / fire which can be used for logs or coal, a storage heater and electric fire. We supply coal, please bring your own Zip Firelighters if you decide to use the multifuel stove.
The Dartmouth / Devon self catering cottage has a Stressless leather reclining settee, 2 leather reclining, swivel, armchairs – Stressless, 3 foot stools, 32″ LCD / LED Free-view colour television (150 channels), BluRay Smart Panasonic DVD/CD player with access to Netflix if you have an account, Humax Recorder, free use Wi-Fi Wireless Internet / Broadband connection, Habitat dining table & 6 chairs.
Please bring your Sky+ receiver box if you want to as we have also installed a Sky+ dish with twin cables.
Or you can use the Digital Free-Sat or terrestrial DTV setting and receive Free-Sat TV & Radio channels (150+ Freeview channels).
The TV has HDMI and USB sockets which can be used as a PVR, Personal Video Recorder, if you plug your own hard disk, not encrypted, with independent power supply or large capacity Memory Stick, etc.
Panasonic Smart DVD / CD with automatic internet connection, iPlayer, catch up, Netflix, etc connectivity and functions.
We have provided details of visitor attractions and a Welcome Book so that you have all the information that you want, plus Backgammon and board games.
DAB radio
The appliance, etc. Instruction Books are kept in a spotted document box on the book shelf.
Kitchen
The kitchen also enjoys wonderful views of Dartmouth and the river Dart estuary, it enables you to enjoy your Devon self catering holiday cottage. It has a range of modern cupboards and electric four ring ceramic hob, fan oven, Hoover dishwasher, Bosch fridge with freezer compartment, combi microwave, sink, cupboards, cutlery, crockery, iron, ironing board, First Aid Kit, fan heater, etc. Visitors tell us that this has all the equipment that they have at home.
A double USB charging socket is located next to the microwave.
Bedroom 1
The main bedroom also has stunning views of the river Dart Estuary, Above Town, Harbour and Dartmouth. It has a double size bed, double mirror door wardrobe and storage heater. Radio alarm clocks x2 and bedside lights. A hair dryer, full length double wardrobe mirror and magnifying make up mirror is also available. Please bring your own bed linen and towels. We can offer a linen / towel pack for £60 pw.
Bedroom 2
The second bedroom has great views over the river Dart Estuary, Harbour and Dartmouth, Devon. It has two standard single beds, radio alarm clock, oak wardrobe, full length mirror, make up mirror, oak bedside cabinet, oak chest of drawers, radio alarm clock, storage heater and bedside light. Please bring your own bed linen and towels. We can offer a linen / towel pack for £60 pw.
Shower room
The shower room also has great views over the river Dart Estuary, harbour and Dartmouth, Devon. It has a large shower cubicle with electric 10.5Kw shower, toilet, sink, electric fan heater, moisture controlled ventilation fan, dual voltage shaver socket, full length mirror, shaving mirror, electric towel rail and immersion heater.
Garden
Outside there is a patio with a feature anchor table and chairs that enjoy uninterrupted panoramic views and the sun from morning to sunset! The garden also has a second sheltered lower sun terrace within the front garden, this also enjoys fantastic panoramic views of Dartmouth, Bayards Cove, river front, harbour and the river Dart estuary, Devon. The whole family can enjoy their holiday in this peaceful location.
A feature of the patio is an old ship`s anchor that has been made into a table with two attached lanterns, as shown in the photograph above, which is a wonderful location to enjoy a drink and the panoramic river views of Dartmouth and the harbour. A great location to relax and enjoy a meal, a drink and the wonderful view! This photograph does not do the view justice as we do not have a wide angle lens that takes in all of the fantastic views.
Steps lead down through a terraced garden to the lower sun terrace enclosed by a wall and raised flower beds, a rotary washing line is situated on the lower terrace. The bottom terrace enjoys the early morning sun. Both patio and sun terrace are perfect areas for entertaining and enjoying the outstanding panoramic river Dart estuary views of sailing boats and Dartmouth, Devon.
The sun shines on our terrace from late breakfast to sunset during the Summer!
Car Parking
Easy FREE parking at the top of the steps on Ridley Hill road. Parking also available in the Kingswear village car park, Darthaven Marina, Kingswear Station.
We have owned Rose Cottage for 15 years and visit it for 1/2 weeks every month, we have always been able to park within 20 yards of our steps.
As we are situated at the top of the village we do not suffer from the through traffic using the ferries, or visitor parking problems that are associated with other parts of Dartmouth!

Access

Sainsbury`s and other supermarkets deliver to Rose Cottage, so let a young man in a van carry your shopping, or use the Village Store. Sainsbury’s, ASDA, Lidl and Morrison’s are nearby on the Paignton ring road, and Waitrose further away.
EV, Electric Vehicle, car charging
Lidl, Paignton, on the ring road has a fast charger. Please consult Zap Maps to find the location of other EV charging points.
My car is all electric and I have no problems travelling from Brighton to Dartmouth.
